New Home Builder Deals, Rebates, and Cash Back

Important -  DO NOT LOSE OUT!  Before you visit a new home or sales office or make contact with their sales people - You must do your first visit with Realtor - William Gray.  Making contact via an appointment request or information request with the listing or new home development, may invalidate the rebate!  New home centers will want the agent representing the buyer to register on the FIRST visit. 

The new home builders in Southern California do not like dealing with agents as they lose more versus with a private buyer.  If you do not go with this Realtor, you will not qualify for a cash rebate on your new home, and the builder will keep your money.  Some builders like KB will allow us to visit a regional center to qualify for all homes in the area.  Call or email for details BEFORE you go.  

There are different kinds of incentives and concessions to be negotiated for your new home deal.  These include:  Closing costs, upgrades, and price reductions.  Most importantly, it is easy to get your loan closing costs paid by the builder or lender who is doing the mortgage.  Beware of affiliated mortgage lenders who charge higher rates.  Keep on the lookout for buydowns and paid closing cost bonuses, which many of the larger home builders are giving away - these are great deals!






Most new home builders are hurting badly due to the market and are offering enhanced commissions to agents.  You will receive your rebate based on this enhanced commission !  They will not pass the savings on to you unless you are represented.  Concessions and commission are two different things in their eyes.  We have the "back office" information on their properties - not on the mls and not available to the general public
